How thick does a Mundelein driveway have to be?

The Village code sets six inches of concrete, both on your lot and in the strip between the property line and the street. On your own lot four inches is allowed only when the slab is reinforced with fibermesh or woven wire mesh. A bid written around an unreinforced four-inch slab does not meet the local rule.

Can I make my drive wider than the garage?

The Village caps a single-family driveway at twenty feet. A garage wider than that lets the drive match the garage for thirty-five feet out from the doors before it narrows back. A paved parking pad is a separate allowance, kept out of the front and corner side setbacks and a foot back from the lot lines.

Does my contractor need anything from the Village before starting?

A registration. Mundelein requires contractors to register, and each registration lapses twelve months after it was approved, whatever the start date of your job. Ask whether it will still be current on the day of the pour, not just the day of the quote.

Why is there a hold harmless form with my permit?

Any work in or touching the right-of-way comes with a Village indemnification form that the owner signs. It also makes you and later owners responsible for maintaining whatever was built out there, which is worth knowing before choosing pavers or a decorative finish at the street.

Is a new patio treated differently from a driveway?

It is a separate permit with its own placement rules. A patio cannot sit in the front, interior side or corner side setback, and elsewhere it keeps three feet off the side lines and five feet off the rear. A walk stays a walk up to six feet wide; past that the Village reads it as a patio.

Mundelein is the next village west of us and a good share of our work. Built to Mundelein's thickness, not a generic one

Much of the flatwork advice online assumes a four-inch driveway. Mundelein asks for more. The Village code calls for six inches of concrete on your lot, and six inches, fibre reinforced, in the right-of-way between your property line and the street. Four inches is permitted on private property only when the slab carries fibermesh or woven wire reinforcement.

Where your drive crosses the public sidewalk, that walk thickens to six inches as well. It is worth checking that a written bid names both the thickness and the reinforcement, because the two numbers together are what the Village inspects against.

One figure we are deliberately leaving out is the gravel base. The municipal code and the Village's current homeowner guide give different base depths, so we will confirm the current requirement with the Building Department for your address rather than print a number that one of those two documents contradicts.

How wide, how many, and where it meets the street

Mundelein is specific about driveway shape, and most of it surfaces the moment somebody proposes widening:

Twenty feet is the width limit, unless the garage is wider, in which case the drive may match the garage for thirty-five feet before tapering back.
One curb cut and one driveway per lot. A U-shaped drive, or any layout that needs a second cut, is not allowed.
The bottom of the drive has to line up with the approach at the public sidewalk, unless the Village Engineer approves something else.
A parking pad is allowed outside the front and corner side setbacks, a foot in from the lot lines, and a decorative ribbon of up to two feet may run along each edge, provided it is neither gravel nor the driveway's own material.
Widening an existing gravel apron means paving that apron with a hard surface, all the way from the curb to your property line.

Patios and walks have their own placement rules

A patio needs its own permit, applied for with the Plat of Survey marked up to show where it goes and how big it is. It cannot sit in the front, interior side or corner side yard setback. Everywhere else it keeps three feet off the side lot lines and five feet off the rear.

A service walk has no setback and can run through any yard, but only up to six feet wide. Past that, Mundelein treats it as a patio, with the patio setbacks attached.

Who issues the permit, and what you sign

The Building Department issues it, through the Village's BS&A online portal, and it is needed for a new or replacement drive even when every square foot sits on your own lot. A few mechanics worth knowing in advance:

The contractor must be registered with Mundelein, and that registration runs out twelve months after it was approved, not twelve months after your job starts.
The application needs a sketch showing location, width, pitch, thickness and material, plus the survey.
Breaking the curb for a new or wider cut carries a refundable deposit, tiered by drive width and returned once the Village Engineer approves the finished work.
Work in the right-of-way comes with a hold harmless form signed by the owner, which also leaves maintenance of that strip with you and future owners.
Inspections are booked with 48 hours' notice, and a permit lapses after a year, or after six months if the work never started.
Paying online or by card adds a 3% convenience charge; check or cash at Village Hall does not.

Which edition of the residential code Mundelein enforces

Mundelein works to the 2024 International Residential Code. The Village adopted it by Ordinance No. O-26-04-30, passed April 13, 2026, which rewrote Chapter 16.05 of the municipal code in full. The chapter it replaced came from ordinances passed in 2023 and 2024.

The local amendments matter more to flatwork than the edition number does. The model code lists sidewalks and driveways among the jobs that need no permit. Mundelein's amendment deletes that exemption, which is why a driveway here goes through the Building Department at all. The same amendments rewrite permit expiry, starting a one-year clock from the date of issue.

That is not the edition Libertyville uses, so a contractor who works both villages should be able to tell you which rulebook applies at your address without looking it up.
