Around here most driveway work is replacement rather than first-time installation, and that changes the job. You are not just buying concrete, you are buying the removal of what is already failing, an honest look at why it failed, and a section at the street built to a standard the Village sets rather than one the contractor picks.

Why local matters here

• We build the apron to the Village spec, and we file the permit. It is heavier than the driveway and reinforcement is prohibited in it, which surprises crews from outside the village and occasionally the homeowners who hired them.
• The base is specified rather than assumed. Almost every drive we take out early was let down by what was under it rather than by the concrete itself.
• Pouring is the entire business. A sound slab that has only settled can be lifted back for far less than a replacement, by a different trade, and we will tell you that standing on it.

Two code editions, one service area

People assume a county has a code and that is the end of it. It does not work like that here, and the difference is worth ten minutes before anybody quotes.

Both are current and both are correct for the people they cover. Adoption happens locally and at different times, so a village that last revisited the question several years ago and a county that revisited it this summer end up on different editions. Neither of them is behind.

What it means in practice is that "the code round here says" is not a sentence anybody should accept, from us or from anyone else. The first thing to settle is whose code your address falls under, and that is a question with a definite answer rather than a matter of opinion. Start the approvals before the concrete

A driveway here can need two separate permissions rather than one, and they do not run on the same clock.

The Village permit is a working process on a working timetable, and it is ours to deal with. A subdivision association is the other one: a separate decision, made against separate criteria, and typically taken at a meeting rather than at a desk. A submission that arrives just after one has finished waits for the next.

That wait is the one part of a concrete project nobody being paid to work on it can shorten, which argues for putting it in motion at the very beginning. Before you ring anybody, find out when your association next sits and what it wants in hand by then.
